We provide quality inspections on both older and new properties. Some buyers do not believe that they need a professional home inspection during the purchase of a new house or condo because the home has been built to "code" and was inspected during various stages of construction. Many defects can, however, go undiscovered because building codes are minimum standards and city inspectors have time constraints which preclude 100% inspection of every home.

Home purchase Inspection.

This is the most common service that we provide. The purpose of this inspection is to inform the buyer of the condition of a property before it is purchased. This will avoid any unpleasant surprises and helps the buyer to make an informed decision regarding the purchase. 

Pre-Listing Inspection.

This service is provided for a client who is preparing to sell their home. Why would you want to inspect your own home?
This presents a great opportunity to determine the existing condition of the property, many defects maybe discovered that were unknown to the homeowner. The report will help to correctly price the property, give the owner time to perform any repairs and to obtain several cost estimates. The fewer items discovered by the buyers inspector will reflect well on your property and will help to reduce negotiations on the sale price. It will also reduce the risk of any surprises during escrow that might hinder the sale. 

The 11th Month Warranty Inspection

We recommend that an inspection be performed during the eleventh month of ownership for all new homes. New homes and condiminiums have rights for up to 10 years on many of the home's systems and components pursuant to California Civil Code Sections 895 to 945.5. The first year of a Builder's warranty period is particularly important as the Builder has responsibility for a broader range of defects during the first 12 months after purchase. After a new home has been livid in for nearly a year, there can be signs of system or component malfunction, unusual wear and settlement which often go unnoticed by the homeowner.
